Admin fees : • Holding Deposit - to secure a rental; capped at one weeks’ rent which is refunded to the tenant within 7 days of the parties entering into a tenancy agreement, or which may be applied to the first instalment of rent/security deposit subject to the consent of the payee
• Tenancy deposit - capped at five weeks’ rent if the yearly rent is less than £50,000 or capped at six weeks’ rent if the yearly rent is £50,000 or more
• Rent and Utility bills - Payable as stated in the Tenancy Agreement
• Lost Key- Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required
• Amendments of Tenancy Agreement at Tenants Request - £50 per change
• An early termination fee- in the event the tenant wishes to terminate early but not where the tenant is exercising a break clause. The termination fee must reflect the actual loss suffered by the landlord (for example, loss of rent the landlord would have received) or as a letting agent (referencing and marketing costs)
• Interest for late payment of rent - (if the rent is unpaid for more than 14 days). The rate of interest at 3% above the Bank of England base rate
